The stairs were very steep. Not enough space at the top of the stairs. A bit dangerous.

Pillows we both left with sore necks. Pillows were tooo soft. Problem with the remote control on t.v. maybe requires new batteries.
Happy with a 9/10 experience.

Wow I must say this is one of the best places I have stayed whilst travelling for work. It was quiet, clean and comfortable. What more could you ask for? To add to that the breakfast was great with many choices of coffee, cereal, toasts, jams, fruit and yogurt. Will definitely stay here again.

Pleasant stay in uniquely Australian property
It wasn’t made clear that you could be sharing some of the facilities with other couples - the kitchen and lounge areas. Also not suitable for anyone with mobility issues as there is three flights of stairs
Very clean and well presented. Bedroom was Well furnished and included drink making facilities as well as iron and ironing board
Very dated decor. Fruit needed refreshing- the apple had as many wrinkles as me and I'm 64! Be aware the only pub does not serve food on a Sunday or Monday

I’ve stayed here a few times and always enjoy my stay because it’s lovely, clean and comfy. It’s also great because the pub is just across the road and the food is fantastic!

Maybe in the bathroom could have done with a cover for the window, as although not overlooked, the heat from the morning summer sun did make it a little uncomfortable.
Spotless, spacious room with very comfy bed and lovely private outdoor patio area to enjoy on a beautiful summer's evening. Have to say the port decanter in the room was a nice added touch! Great set up for breakfast with adjacent communal kitchen and pleasant dining/living area. DIY continental breakfast with a good varied selection of cereals on offer together with toast, fruit and yoghurts. More than enough food to satisfy even the hungriest of travelers so didn't miss the cooked brekkie!
It was well over 30 degrees the day we arrived and curtains were left open - so it took some time for the air conditioner to kick in. Not sure if the pub are the new owners or the owners were away as we saw no-one in the accommodation except for another guest. The bread was very stale, the fruit had gone over and someone had topped up the teabags with decaffinated tea! We didn't mind carrying our suitcase up three floors but it might be difficult for some. The bed was way too firm for me - had a night like the Princess and the Pea! Hubby loved it as he's used to sleeping in a swag on the ground. Also, hope the shower window was one way! We were directed to park in the street when we checked in at the pub. Over all we had a great night and would stay there again. We were just passing through.
Opening the door and walking up the stairs definitely provided a "wow" factor. Very clean and modern and homely as well. Plenty of food and juice for a continental breakfast. Plus complimentary port. A shared lounge, kitchen and dining was well equipped with books and dvds. Dinner was ordered at the pub, there was a mix up with our order but the staff were very kind and helpful and food was delicious. Over all a very relaxing and comfortable stay.

The place was clean & accommodation was excellent. Breakfast included a wide variety of cereals, jams & spreads, yoghurts, etc. & Nespresso type coffee. The place is right next door to local pub which has great food. Ulmarra is a small town on the river which has a unique heritage main street.
Great potential but too many oversights
Parking on site is not clearly labelled, parked on street in a unlimited zone so find by me . Noticed a spot on site later but occupied . Later realised that this was owner s car? No communication or contact or pre email from owner despite discovering that live below ? Collected key check in process was fine with me but I can see some guests expecting 4 star rating being disappointing by this , pub felt daunting for woman to go in by herself . Waitress was less than agreeable, no smile , no warmth. Dealing with B and B guests sounds like a chore. Not the best start. Check out was fairly similar but owner lady / manager of pub was much friendlier and lovely. On site tricky access via non trimmed hedge narrow and not best with luggage. Overpowering scent diffuser in green room, hard to breath and had to be removed to bathroom. This has been reported by numerous reviews so unsure as to why not addressed still. Green room has a gate labelled private so added confusion as to if correct room and had barely any instructions from pub. Two huge huntsmen spiders in middle earth rooms within half hour of arrival . Two geckos also which is understandable for Australia . Although guests in middle earth room had shreaking tapping sound of gecko singing in room most of night . Main concern was such effort to provide comfort but no towels at all in any rooms and no where to ask. Had bath robes but no mats lefts. No hand towels . Shampoo provided but Soap only and body lotion no bath shower gel. Place is well labelled for some things with instructions for spa jacuzzi but fails to provide bath melts recommended as strictly to be used for cleaning / foam in jacuzzi . Signs in kitchen tap advises not to wash hands with water ? Boar water in operation unclear ? Jacuzzi was filled up with brown clear water at first attempt. We emptied it and renewed process but still less Brown and cleared but hardly optimal .
A lot of extra touches that are visible and appreciated: port in rooms . Linen is of high quality. Air con is comfortable and quiet . Fridges present but in quiet tucked away locations to avoid disturbance from any buzzing , shutters are great . Spacious room Quiet location . One lady only in other room and was super helpful with travel tips ( another long term guest from my understanding not owner ) Breakfast on balcony ( a lot of areas to enjoy with view of river ) Bathrobes Nice view from one of bathrooms green room Owner s touches to the place are a sign of effort to please well decorated and absolutely spotless Good coffee machine Close to highway but quiet
Stay was great for overnight rest. Refreshing for drive next day.
Only thing .. windows in bathroom very bright in the morning. Suggest close bathroom sliding door. Plug in spa bath,didn’t want to release easy. Filled it up and realised to cold. On release of button didn’t work ,tried for half hour, so didn’t get to use spa . Did report to Hotel bar staff, she was helpful and offered to send electrician up if available. Was tired and it was late, so kindly said no. Drove 8 hours and was looking forward to it. Worked next morning:(
The room was. beautiful, very well decorated. Clean and spacious. Breakfast was accessible and good. Very peaceful and quite. Didn’t mind parking on road outside, as right out the front.
